One of the historic homes in Hollister, CA

The history of Hollister, California can be traced back to 1853 when Col. William Welles Hollister, who was one of the first men to drive a flock of sheep across the continent, obtained Spanish Land Grants in San Bonito and Santa Barbara Counties. Until then, the area was primarily inhabited by the Mutsun Ohlone Indians. The town, then located in Monterey County, was officially founded on November 19, 1868 when the San Justo Homestead Association purchased the property from Mr. Hollister.

The graph above shows that the average sales price in Hollister over the past 12 months. After significant gains in 2017 and early 2018, Hollister prices have averaged a within a few percent of $600,000, with a usual winter dip ending late in February. Demand has kept prices up during the COVID-19 SIP restrictions.

The number of homes sold in the $400,000 to $600,000 band suggests that when the Hollister market does start climbing again, there will be a dramatic upswing in the $600,000 to $800,000 price band and sellers could book significant profits.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Unlike the Silicon Valley housing market, most price points are quite forgiving if you take a week off of house hunting.

As shown in this histogram, average time to sell in Hollister is generally between one and about 2.5 months allowing buyers time to survey more properties before making a purchase decision.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

While much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up, Hollister properties are generally priced at or just above market, resulting in average sales prices running less than list. There are notable exceptions suggesting a trend towards a hotter market as Silicon Valley buyers look south.

Hollister, on the other hand, generally sells at or below list for all price ranges, suggesting very little upward pressure on prices from excess demand.
