Drawing conclusions about trends from the 69 transactions plotted on this graph is fraught with danger. The homes range from 620 square feet to manor houses of more than 8,000 square feet residing on lots as small as 9,700 square feet (1/6 of an acre) to 13 acres. Trends generally above $3,000,000 have remained flat for much of the past 12 months. A better way to study this trend would be by studying market segments composed of home size and property size. The histogram above breaks out the 69 sales in Woodside by price range. Essentially all the homes in Woodside sold for over $2,000,000, with more than half over $3,000,000, indicating a resurgence of the luxury home market after a downturn that began in the autumn of 2016 and lasted deep into 2017.
