Woodside Area Profile

Woodside, incorporated in 1956, is located on the Rancho Cañada de Raymundo Mexican Land grant and the area was originally home to the Ohlone tribe. The first English-speaking settlers arrived in the early 19th century to log the rich stands of redwoods. Charles Brown constructed the first sawmill in Woodside on his Mountain Home Ranch around 1838. Brown’s adobe house, built in 1839, still stands. In 1849, 20-year-old Mathias Alfred Parkhurst purchased 127 acres (0.5 km2) of timberland and named it “Woodside.” By mid-century, a dozen mills in the Woodside area were supplying building materials for San Francisco.

By the late 19th century, Woodside was home to country estates. Then, in 1909, the Family, a private club, built a  rural retreat in Woodside. In 1912, the Family pooled funds to build Our Lady of the Wayside Church in Portola Valley, designed by 19-year-old Timothy L. Pflueger, his first commission.

Drawing conclusions about trends from the 72 transactions plotted on this graph is fraught with danger. The homes range from cabins to mansions. Generally, only about 20% of the homes on the market in Woodside sell in any given month, yielding Bay Area high inventory levels in the 4-5 month range.

The histogram above breaks out the 73sales in Woodside by price range. About 2/3 of the homes in Woodside sold for over $2,000,000, with 2/3 of those over $3,000,000, indicating continued demand for luxury homes.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. No matter their price, the unique homes in Woodside generally do not sell at the frenetic pace of the rest of the Silicon Valley market.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Rather than worrying a home might be sold too quickly, In the Woodside market, buyers need to be patient until the right home comes on the market.

Here we see that for the bulk of the Woodside market, homes spent three to 10 weeks on the market. Notably, since the MLS did not accumulate days on market during the COVID-19 Shelter in Place, the lower ranges of this graph are significantly corrupted. It is best not to rely on data under 6 weeks in this time period.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

However, the unique homes in Woodside generally do not inspire bidding wars, with the average across most price ranges being within 5% of list. Homes are priced at or just above market, and buyers make reasonable offers based on worth, not urgency.
