Woodside Real Estate Market

Woodside Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

Drawing conclusions about trends from the 69 transactions plotted on this graph is fraught with danger. The homes range from 620 square feet to manor houses of more than 8,000 square feet residing on lots as small as 9,700 square feet (1/6 of an acre) to 13 acres. Trends generally above $3,000,000 have remained flat for much of the past 12 months. A better way to study this trend would be by studying market segments composed of home size and property size. Woodside Real Estate Trends: Home sales by price range.

The histogram above breaks out the 69 sales in Woodside by price range. Essentially all the homes in Woodside sold for over $2,000,000, with more than half over $3,000,000, indicating a resurgence of the luxury home market after a downturn that began in the autumn of 2016 and lasted deep into 2017.

Woodside Real Estate: 6-month Average: Days to Sell versus Price Range

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. No matter their price, the unique homes in Woodside generally do not sell at the frenetic pace of the rest of the Silicon Valley market.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Rather than worrying a home might be sold too quickly, In the Woodside market, buyers need to be patient until the right home comes on the market.

Here we see that for the bulk of the Woodside market, homes spend 3-4 months on the market. This is not unusual given the highly specialized nature of luxury homes and those who purchase luxury homes.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. However, the unique homes in Woodside generally do not inspire bidding wars. Homes are priced at or just above market, and buyers make reasonable offers besed on market worth, not urgency.
