Willow Glen Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in then Willow Glen area of San Jose over the past 12 months. Prices in Willow Glen have remained fairly stable over the past year, shrugging off both the usual winter slump and the effects of COVID-19 restrictions imposed in March.

At the same time, demand-driven price pressure, as represented by the red line tracking the average sale price to list price ratio, held stable through much of the year, with a surge in the spring that tapered off during COVID.
