Willow Glen Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in then Willow Glen area of San Jose over the past 12 months. From December 2016 to December 2017, average sale prices increased 19.6%. Prices continued to climb through April, then, like much of the County, began declining, losing about 10% by July. At the same time, bids tailed off as represented by the red line tracking the average sale price to list price ratio. In May bidding reached its peak at almost 13% above list and by July bids had fallen to 4% above list on average.
