Sunnyvale Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in Sunnyvale over the past 12 months. Average price declined 12% through February 2019. Since then, prices have turned upward again following the trend in Santa Clara County in general, recovering much of the loss.

Meanwhile, the Average Sales Price to List Price Ratio, shown by the red line, declined from peaks higher than 20% above list earlier in 2018, down to a minimum near list price before the insatiable demand for Sunnyvale homes began pushing the bids up again.

The histogram above allocates the past 12 months of Sunnyvale sales by price range. Here we see the peak market is between $1,200,000 to $3,000,000 indicating a blurring of the separation between the former peak of $1,200,000 to $1,600,000 and the luxury band of $2,000,000-$3,000,000.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Being away for a week can dramatically change the picture in the Sunnyvale market.

As can be seen here, demand in Sunnyvale has kept the market pace brisk, with most price categories selling in 3-4 weeks, up from 16 days or less last year.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

Here we see that over the past six months, average sales over the past 6 months, homes in all but the most expensive price categories are over list, demonstrating continued demand for Sunnyvale Real Estate.
