Sunnyvale Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in Sunnyvale over the past 12 months. Bucking the trend in much of Santa Clara County, prices in Sunnyvale climbed in the latter part of 2019. After a brief winter dip in January and February, the Sunnyvale market roared back like the proverbial spring lion and, even with COVID-19 restrictions, has not looked back.

Correspondingly, the Average Sales Price to List Price Ratio, shown by the red line, peaked in the beginning of the spring rush at almost 8% over list and otherwise has held on average a few percent above list. This is a much more sustainable market that 2017/18 where bidding averaged as much as 20% over list.

Here we see a broad peak in market between $1,200,000 to $3,000,000 The dominance in the $2,000,000 to $3,000,000 price band and the emergence of sales over $3,000,000 indicates that the Sunnyvale market continues to climb to new records.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Being away for a week can dramatically change the picture in the Sunnyvale market.

Average days on market data during this period are corrupted by the MLS not counting days on market during the COVID-19 Shelter in Place.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

Here we see that most price ranges average sales above list, particularly for the upper half of the chart. This indicates continued strong desire on the part of buyers to own in Sunnyvale.
