The graph above shows average sales price and the average sales price to list price ratio for sales in the San Lorenzo Valley for the past 12 months. Here we see that home prices in the Valley trailed off slowly in the late summer and fall, then surges upwards in December. As 2020 started, prices began climbing again in anticipation of the usual spring and summer selling season. The San Lorenzo Valley market seemed to shrug off the impacts of the COVID-19 restrictions that hit in mid march. 

The Average Sales to List Price Ratio represented by the red line, shows that demand-driven price pressure bottomed out in February but has maintained a strong showing outside of that.

This graph shows that most of the San Lorenzo market sells in about 4-7 weeks, though this data is correputed somewhat by reporting changes during the COVID-19 Shelter in Place.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Here we see that winning offers have averaged between about 2% below to 1% above list for most price ranges indicating strong demand for mountain homes.
