Santa Teresa Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales across the Santa Teresa area of San Jose over the past 12 months. Average sales prices in Santa Teresa have increased fairly consistently this year, despite the County-wide trend to tail off beginning in April or May. This increase is about 12% so far this year, or a 19% annualized rate compared to 29% in 2017. As in many areas, over-bidding has tailed off somewhat as inventory has increased, but still, most homes sell for around 6-7% over list.

Santa Teresa Condo and Town Home Sales in the past 12 months:

This 859 sf 2br/2ba condo that sold for $556,500 in October, 2017 holds the low price mark for Santa Teresa condominiums and townhouses in the period.

This solitary listing picture inspired the sale of this 2,093 sf 3br/3.5ba home for $1,075,000 in May, 2018 set a new high price mark for condominium and townhouse sales in Santa Teresa.
