Santa Cruz County Real Estate Trends: 12-month Average Sales Price and Average Sales to List Price Ratio by Month

This graph shows that average sales prices for homes in Santa Cruz County have remained fairly consistent over the past 12 months, with a slight wintertime dip followed by a jump up at the beginning of COVID.

The average sale price to list price ratio, indicated by the red line, dipped solidly below 100% in the later half of 2019, then climbed for the usual sprint market boom in March before declining again due to COVID. Still, an average sales to list price ratio of 98-99% demonstrates strong demand for Santa Cruz homes.

The histogram above shows the breakdown of Santa Cruz County residential home sales by price range. Here we see the peak market segments runs from $400,000 to $1,000,000. Condos and Townhouses make up the bulk of the $400,000 to $800,000 market segment while Single Family homes fill in above that.

The average days to sell histogram shows that for homes priced between $400,000 and $1,600,000, sellers can expect to be in contract in about 3-5 weeks, down from 5-8 weeks a year ago. The long market times for homes in the $1,600,000 to $1,800,000 and $2,000,000 to $3,000,000 markets suggest sellers are trying to drive prices higher than buyers want to go.

In the sale-price-to-list-price-ration histogram here, we see that offers average below list in nearly all price brackets, compared to last year when offers sometimes exceeded list by 13% or more. This behavior, combined with the average days to sell for each price band suggest that Santa Cruz County sellers are, on average, pricing their properties a couple percent too high. This allows sellers who need to move quickly the opportunity to price below the prevailing list and get attention so as to sell quickly.
