Santa Cruz Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

Average homes sale prices in Santa Cruz have held fairly constant since January. The average sale to list price ratio, the red line, has remained declined from a peak above 102.5% to about 100.5%, indicating that homes generally sell near list price.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

This 2,474 sf 3br/3.5ba home on a 17,119 sf lot that sold for $5,500,000 in May, 2018 set the high price mark for Santa Cruz single family homes for the period.

Santa Cruz Condo and Town Home Sales in the past 12 months:

A 345 sf studio apartment in this complex sold for $171,000 in March, 2018 to set the low price mark for Santa Cruz condominiums and townhouses for the period.

This 1,803 sf 3br/3ba town home set the high price mark for Santa Cruz condominiums and townhouses in the period when it sold for $1,225,000 in October, 2017.
