San Martin Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

In the past 12 months only 35 homes have sold in San Martin, down 12.5% from a year ago. This low sales volume makes it a challenge to draw and meaningful trend from the average price graph above. In general, there are two classes of properties in San Martin: older homes that have not been upgraded that generally hit the market below $1,000,000 and the large luxury homes that generally start at around $1,500,000.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. Much of the San Martin market is priced well enough to keep inventory low and turnover high. The higher-end estates do tend to remain on the market for extended periods.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

Here we see that in most price ranges, homes in San Martin sell in under 3 weeks. Data in this period, however, is corrupted by COVID-19 reporting changes that shut down the days on market counter during Shelter in Place.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.
