San Martin Real Estate Market

San Martin Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

Because only 42 San Martin homes have sold in the past 12 months, ranging in price from $600,000 to $3,200,000, this graph of average home prices over time looks very disjointed. Deriving trends from the graph above is fraught with peril. Using a 3-month moving average to smooth the curve results in a 3.5% rise in average sales price this year for an annualized rate of about 6%. The red line indicates the average sales price to list price ratio and generally indicates a good market in San Martin with moderate bidding.

San Martin Real Estate Trends: Home Sales in San Martin by Price Range for the past 6 months

The histogram above breaks down San Martin home sales by price range for the past 6 months. In June we saw two relative peaks in the market from $600,000 to $1,000,000 and $1,400,00 to $1,600,000; here we see a single peak in the $1,200,000-$1,600,000 range, fundamentally filling in between the prior peaks and indicating a strong market in the range.

San Martin Real Estate: 6-month Average: Days to Sell versus Price Range

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. Much of the San Martin market is priced well enough to keep inventory low and turnover high. The higher-end estates do tend to remain on the market for extended periods.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

Here we see that homes below $1,600,000 tend to sell fairly quickly, with many price bands selling in 3 weeks or less.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

It can be seen here that unlike most of the Bay Area, homes in San Martin generally sell below list price like a more traditional market.
