San Martin Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

Because only 42 San Martin homes have sold in the past 12 months, ranging in price from $600,000 to $3,200,000, this graph of average home prices over time looks very disjointed. Deriving trends from the graph above is fraught with peril. Using a 3-month moving average to smooth the curve results in a 3.5% rise in average sales price this year for an annualized rate of about 6%. The red line indicates the average sales price to list price ratio and generally indicates a good market in San Martin with moderate bidding.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

It can be seen here that unlike most of the Bay Area, homes in San Martin generally sell below list price like a more traditional market.
