Redwood City Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in Redwood City for the past 12 months. In general, the graph looks more like a stock chart with increases followed by brief down-turns before climbing again. Using a 3-month moving average to smooth out the volatility results in a 6.8% gain so far this year compared to 24% for 2017. The red line depicts the average sales price to list price ratio; homes have been selling for between 5% and 14% over list, indicating strong demand despite the tumultuous price trends.
