As the oldest city on the San Francisco Peninsula, Redwood City has a long and varied history. Originally a port town during the Gold Rush, Redwood City became the County Seat of the newly formed San Mateo County in 1856. Downtown grew into a vital center for commerce, government, and manufacturing in the early 20th Century, before declining in the 1960s and 1970s. During the late 1900s and early 2000s Downtown Redwood City began a revitalization effort that continues today.

The graph above shows average sales price and sales price to list price ratio for sales in Redwood City for the past 12 months. Redwood City average sales prices have remained surprisingly consistent, hovering near $1,550,000 since the first part of 2019. prices have generally shrugged-off the impact of COVID-19 restrictions and concerns.

The red line traces the average sale to list price ratio as it fell from about 4.5% above list to 1% below indicating that Redwood City prices remain strong.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

Here we see that for most price ranges, homes in Redwood City sell in about 2 weeks or less, down from 3-5 weeks a year ago.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. 

Here we see that for all but the highest price range, Redwood City homes sell between 1 and 4% above list, down significantly from the 6.4% to 19.8% above list experienced in 2018, but still showing strong demand.
