Owing to the small number of homes in each band of the price differentials seen in the sales by price range below, the graph above depicting average sales price over time really does not provide meaningful trend date. For that we would have to compare homes within the five Real Estate areas within Pebble Beach and perhaps go further into selections of similar size, lot size, and location/view parameters to see the true parameters. The more curious trend line here is the red line representing the average sales price to list price ratio. Here we see bidding peaking at 96% of list and falling off in the last few months to 94%. This is in stark contrast to neighboring Silicon Valley where the red line is normally above list price. The histogram above breaks down home sales in the Pebble Beach area down by price range. Here we see the market has two apparent peaks at $1,200,000-$1,600,000 and over $3,000,000 with roughly twice as many homes for sale in those bands as the other price ranges.
The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market.
Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price.
For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.
Here we see that homes tend to stay on the market 10-15 weeks in Pebble Beach, behaving like a more normal real estate market than, say, Santa Clara County. However, like Silicon Valley, the homes that sold in under a month generally sold at or above list price, indicating that if sellers want to move, they can do so quickly.
Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.
For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.
Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. However, the high-end properties, the ones that sit on the market a long time in the graph above, those often sell for less than list, sometimes when the sellers give up on waiting for their desired price. This trend is evidenced by the general trend for more expensive homes to sell for a lower proportion of list price.
