Palo Alto Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows that average sale prices in Palo Alto surged upwards at the end of last year. Since then, average sails prices have been mixed, but generally down from the December peak as more inventory came on the market trying to take advantage of these prices. The average Sale Price to List Price ratio, indicated by the red line, remains strong despite declining from a peak of 14% over list in April to about 5% in July.

This histogram above breaks down Palo Alto home sales over the past 12 months by price range. Here we see the bulk of the Palo Alto market falls in the $2,000,000 to $5,000,000 range.

Palo Alto Real Estate: 6-month Average: Days to Sell versus Price Range

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. Market demand in all but the highest price range is keeping inventory moving in a month or less.

Here we see that the average homes in most price ranges sells in 15 days or less, which, given the average price, is significantly faster than equivalent areas elsewhere in the County.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

As shown here, even the highest value properties that stay on the market the longest time are generally selling above asking price. With average sales running between 8.7% to 13.2% in most of the market. Note that the extreme of 39.3% average in the $1,100,000 to $1,200,000 band constitutes only 10 sales in the period indicating significant demand for low-cost real estate in Palo Alto.

This 4,586 sf 6br/5ba estate on 3/4 acre that sold for $23,495,000 in December, 2017 holds the high mark for single family home sales in Palo Alto for the period ​

Palo Alto Condo and Townhouse Sales in the past 12 months:

This 885 sf 1br/1ba condo that sold for $831,000 in September, 2017, holds the low price mark for Palo Alto condominium and townhouse sales in the period​.

This 1,871 sf 2br/2.5ba home that sold for $3,200,000 in February, 2018 holds the high mark for Palo Alto Condominiums and Townhouses for the period.
