Palo Alto Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sale prices in Palo Alto for the past 12 months. Here we see that the prices have generally declined from an average around $3,000,000 last summer to near $2,800,000 more recently. COVID-19 concerns are likely to blame for the dip in March. Bidding pressure, a factor in the average sales to list price ratio shown by the red line, appears to be on the verge of pressing through the recent slump.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. Market demand in all but the highest price range is keeping inventory moving in a month or less.

Here we see that the home sell in about half the price bands sell in one to three weeks while others take 5 to 6 weeks, a very different picture than the  3-5 weeks a year ago.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

As shown here, for most price ranges, Palo Alto homes sell above list by an average of 1-7%.
