Average sale prices in Monterey County have held fairly well around a median of about $800,000 for the past 12 months. The average sales price to list price ratio shown by the red line has remained within 2.5% of list indicating strong demand for homes that are well priced.

Santa Clara County Real Estate Trends: 12-month Residential sales by price range

The histogram above shows the breakdown of Monterey County residential home sales by price range. Here we see the bulk of the Monterey County market is in the range from $200,000 to $1,000,000 despite the high prices in coastal areas such as Pebble Beach, Carmel, and Pacific Grove. Within this range, the peak of the market constitutes homes selling from $400,000 to $600,000.

Monterey County Real Estate: 6-month Average: Days to Sell versus Price Range

The average days to sell histogram shows that for homes priced between $400,000 and $1,800,000, sellers can expect to be in contract in 1 to 2 months, compared with 15 days a year ago. At the high end, homes sell in 3-4 months, a more normal pace than the 40-50 days of a year ago. 

In the sale-price-to-list-price-ration histogram here, we see that offers average just below list all price brackets. This is a more normal market and indicates that homes in the area are well priced for the demand.
