The graph above shows average sales price and sales price to list price ratio for sales in Monte Sereno in the past 12 months. It is difficult to extract trends from only 43 sales over the period, especially considering the range of properties for sale in Monte Sereno. While the range between the lowest and highest, about $1,900,000 to $3,900,000, is significantly lower than the $2,500,000 to $4,600,000 range computed a year ago, one should NOTconclude that real estate values on Monte Sereno have declined a corresponding 22%. A deeper analysis evaluating like properties is required to assess the true market performance. The 83-day mark for the single sale in the $1,800,0000 to $2,000,000 price band dramatically overshadows the 31-day maximum in the other bands and demonstrates clearly that marketing and pricing are as vital in this market as any other.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Here we see that the bulk of the Monte Sereno market sells within a few percent of list on average. Housing demand drove the lowest price point up over 14% above list, kindling memories of 2017 and 2018 markets while the sellers in the top price band smartly accepted good offers that closed their sales quickly despite being significantly below their optimistic prices.
