Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.

However, high-end properties that are priced right tend to sell near list, as evidenced by Monte Sereno sales which averaged within 5% of list except for the single sale in the lowest price point.
