The graph above shows average sales price and sales price to list price ratio for sales in Los Gatos for the past 12 months. Average sales prices declines as expected in the winter months, then climbed sharply in March as the spring selling season began. Despite COVID-19 SIP restrictions on showings, prices fell again, bottoming just below last Fall’s values before climbing again.  Meanwhile, winning offers have declined from peaks at 9% above list in 2018 to range between -3 and +3%, indicating unwavering demand for Los Gatos homes.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

The histogram presented here shows that nearly all Los Gatos residential listings sell within 3% of list, on average, indicating a strong market and good pricing by sellers.
