Los Altos Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows that prices in Los Altos continued to rise through April, then have oscillated between $3,200,000 and $3,600,000 since then. Meanwhile, average sales to list price ratio have dropped from peaks at 13% over list to about 5% over list.

The histogram above breaks down Los Altos residential sales by price range. So far, 15 homes have sold under $2,000,000 in the period, matching last year’s total . In the past 12 months 18 homes have sold over $5,000,000 compared to only 11 in 2017.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. .

We see here, that in general Los Altos homes are priced to move in all but the lowest and highest price brackets,m with most brackets selling in 11 days or less.

 

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much of the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. Demand is pushing prices higher, even in the highest price points.

This 1,250 sf 3br/2ba home on a 12,560 sf lot sold for $1,900,000 in May, 2018, setting the low mark for Los Altos single family homes for the period.

This 7,683 sf 4br/6ba estate set the high mark for single family home sales in Los Altos when it sold for $9,800,000 in August, 2017.​

Los Altos Condo and Town Home Sales in the last 12 months:

This 756 sf 1br/1ba Town Home set the low price mark for Condominiums and Town Homes in Los Altos when it sold for $816,517 in October 2017.

A1,714 sf 2br/2ba condo in this complex set the high price mark for condominium and townhouse sales in Los Altos sold in February, 2018 for $2,287,500
