The history of Hollister, California can be traced back to 1853 when Col. William Welles Hollister, who was one of the first men to drive a flock of sheep across the continent, obtained Spanish Land Grants in San Bonito and Santa Barbara Counties. Until then, the area was primarily inhabited by the Mutsun Ohlone Indians. The town, then located in Monterey County, was officially founded on November 19, 1868 when the San Justo Homestead Association purchased the property from Mr. Hollister.

Hollister Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows that the average sales price in Hollister over the past 12 months. Average prices have risen 18% so far this year compared with 9.9% for all of 2017. This is supported by the average sales price to list price ratio graph that, tends to stay below 100%, indicating that homes are priced closed to what the market is willing to bear.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. As shown in this graph, average time to sell in Hollister is generally between one and two months. The $1M-$1.1M price bracket sells much faster, on average, while homes over $1.4M tend to languish for months.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. Unlike the Silicon Valley housing market, most price points are quite forgiving if you take a week off of house hunting.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

While much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up, Hollister properties are generally priced at or just above market, resulting in average sales prices running less than list. There are notable exceptions suggesting a trend towards a hotter market as Silicon Valley buyers look south.

Hollister, on the other hand, sells at or below list for all price ranges.

Hollister Condo and Town Home Sales in the past 12 months:

This 928 sf 2br/1ba Condo set the 2017 low price mark for Hollister Condominiums and Town Homes when it sold for $225,000 in April, 2017.​

This 1,721 sf 2br/2.5ba townhouse sold below market for $473,800 in September 2017 making the high mark for Hollister condominiums and townhouses in the period.
