Gilroy Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

After peaking in June 2018, Gilroy average home prices slacked off in the spring of 2019. Since then, prices have hovered around an average close to $850,000. Notably, Gilroy avoided most of the usual winter price slump and demand has kept prices strong through the COVID-19 SIP restrictions.

The histogram above breaks out Gilroy home sales by price range over the past 12 months. Here we see the overwhelming majorit of Gilroy homes sold between $600,000 and $1,000,000, with the majority of those between $600,000 and $800,000.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

Here we see that for most price ranges the average home stays on market 3 to 7 weeks, down from 5-7 weeks a year ago. Demand is driving some sales in under 10 days. 

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. 

Here we see that homes across most price categories sell near or just below list, and the others for a few percent below that. This is very different from most of Santa Clara County and corresponds with the fairly static average sales prices shown above.
