Gilroy Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

After rising 14.4% in 2017, average home sale prices in Gilroy rose steadily through June before taking a step back in July. This follows a trend that began in May in most of Silicon Valley. . The red line shows average sale to list price ratio; here we see that bidding in Gilroy is relatively low for Silicon Valley hovering between 100% and 103%.

Here we see that for most price ranges the average home stays on market less than 50 days. This allows buyers in Gilroy the luxury of looking at multiple properties before making a decision.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

This 1,852 sf 4br/2.5 ba home on 10,220 sf lot is the lowest price single family home sold in Gilroy in the past 12 months since it sold below list for $402,000 in September, 2017

Brady and Sons Realty held this 4,760 sf 5br/5ba home on a 2.221 acre lot open several times for the listing agent before it finally sold in July for $2,385,000, becoming the high price mark for Gilroy single family homes in the period.

Gilroy Condo and Town Home Sales in the past 12 months:

This 1,397 sf 2br/2.5ba condo on a 1,309 sf lot that slod for $289,560 in August, 2017 holds the low price mark for Gilroy condominiums and townhouses.

This 1,663 sf townhouse sold for $605,032 in June, 2018, setting the high price mark for Gilroy condominiums and townhouses for the period.
