Cupertino Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in Cupertino over the last 12 months. After peaking in January, average sales prices have remained fairly consistent between $2,000,000 and $2,200,000. Year-over-year, prices have risen 18% compared to 18.7% for 2017. More time will be needed to determine if this flattening of prices represents a substantive change in the market or just the market catching its breath before the next climb. It is noteworthy that many areas of Santa Clara County have had pull-backs in pricing since May, where Cupertino has not. However, bid prices have fallen off their peaks at 19% above list to around 10%, indicating a general slowing of the market.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

Here we see that except for a few price ranges, Cupertino sales over the past 6 months have averaged less than 14 days on market.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%.  Here we see that for all but the highest and lowest price brackets, Cupertino homes sell for between 3.1 and 20.3% above list.

This 640 sf 1br/1ba home on 1.02 acres set a new low price mark for Cupertino home sales when it sold below list for $107,000 in April, 2018.​ Note: The next lowest sale was at $350,000 for another cabin in November, 2017.

This 4,063 sf 5br/4.5ba home on a 9,733 sf lot set the new high mark for Cupertino single family residences when it sold for $4,320,000 in August, 2018

Cupertino Condo and Townhouse Sales in the last 12 months:

This 884 sf 1br/1ba condo that sold for $760,000 in August, 2017 holds the low price mark for Cupertino condominium and townhouse sales for the period.

This 2002 sf 4br/3.5ba townhouse on a 2,176 sf lot set a new high mark for Cupertino townhouse and condominium sales when it sold over list for $2,070,000 in April, 2018.
