Cupertino Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales in Cupertino over the last 12 months. While most of Silicon Valley experienced a significant downturn beginning in April or May of 2018, Cupertino sales prices have oscillated up and down around the May 2018 value, with the values depending more on the types of homes that sold in the given month than an over-all trend. As this has been happening, bidding, represented by the red line, has declined from driving homes sales 11-13% above list in May and June 2018 to ranging from 1% below to 4% above list since November. The fact that this trend is mostly well above list price still indicates continued demand for Cupertino real estate.

The histogram above plots number of sales of Cupertino homes by price range. Here we see that the $2-3M price bracket continues to dominate the Cupertino market, comprising more than half of the sales in the past 12 months.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. 

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

Here we see that except for a few price ranges, Cupertino sales over the past 6 months have averaged 3-5 weeks on the market compared to less than 14 days a year ago.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. 

Here we see that for all but the highest and lowest price brackets, Cupertino homes sell for between about 1% to 4% above list, again demonstrating significant demand for Cupertino homes.
