Cambrian Park Real Estate Trends

The graph above shows average sales price and sales price to list price ratio for sales across the Cambrian area of San Jose over the past 12 months. Note that prices surged up to cover the $1,200,000 mark in October, then held fairly flat until Spring when price averages peaked above $1,350,000 before tailing off to less than $1,200,000 by July, erasing the gains since last August. Bidding has also fallen off from a peak more than 17% above list to under 5%. Despite these indications of a slow-down, the majority of homes sold in 9 days or less over the period compared to 10 days for 2017.

The histogram above breaks down the sales in Cambrian Park over the past 12 months by price range. While in 2017 nearly half of homes sold for less than $1,100,000, the curve has shifted so that more than two thirds of the sales have been over $1,200,000, exceeding my predictions at the beginning of the year.

Cambrian Park Real Estate: 6-month Average: Days to Sell versus Price Range

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

As this historgram shows, average time to sell in almost the entire market falls between 7 and 14 days, with a majority sold in 11 days or less, up from 9 in May. This means buyers need to keep on top of the market and sellers need to be ready to move.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. With homes in all price brackets going more than 5% over list with several price bands reaching more than 14% above list. From this graph we conclude that Cambrian homes are priced well to move in all price categories.

Cambrian Single Family Home Sales in the last 12 months:

This 1,176 sf 3br/2ba home on a 5,900 sf lot sold for $770,000 in August, 2017 and currently holds the low price mark for single family home sales in Cambrian for the period.

This 3,751 sf 5br/5ba home on a 9,652 lot sold off-market for $2,430,000 in OCtober, 2017, setting the high mark for Cambrian single family homes.

Cambrian Condo and Town Home Sales in the last 12 months:

This 675 sf 1br/1ba condominium with an 1,879 sf lot set the low mark for Cambrian condominium and townhouse sales when it sold below list for $420,000 in August, 2017,

This 2,656 sf townhouse sold for $1,550,000 in May, 2018, setting the high mark for Cambrian condominiums and townhouses for the period
