Real Estate Trends: Average Sales Price and Average Sales to List Price Ratio by Month

The graph above shows average sales price and sales price to list price ratio for sales across the Berryessa area of San Jose over the last 12 months. Average sales prices rose 29.1% year-over-year in through May and 14.7% since December before tailing off in June and July. Bidding peaked at more than 16% above list, exemplifying a dynamic, fast-paced market and has also tailed off to about 8% above list. So far this year, a majority of Berryessa homes sold in 8 days or less, further confirming the fast pace of the market.

The histogram above shows that the overwhelming majority of the homes sold during over the past six months in the Berryessa area of San Jose went for less than $1,100,000. In January, this threshold was $1,000,000. This shift demonstrates the over-all rise in prices in Berryessa.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. But expecting a bidding war to drive up the price of a $2M home or a $350K condo in Berryessa is asking for disappointment.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

With average days to sell at 12 days or less in all but one price band, sellers and buyers need to be prepared to move. At the extremes, the sale of a $2.45M masterpiece home took nine months, and a $430,000 condo sold in 4 days.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. Though the monthly averages have declined, as described above, the six-month average shows all but the exception at $2.45M sold from 7.3% to 20% above list, indicating strong demand for Berryessa homes.

This 843 sf 2br/1ba home on a 5,560 sf lot sold for $620,000 and now holds the low price mark for Berryessa homes in the period.

This 3,965 sf 5 br/4 ba estate on 0.52 acres in the Berryessa hills upped the high price mark for Berryessa by $30,000 when it sold for $2,450,000 in March of 2018​

Berryessa Condo and Town Home Sales over the past 12 months:

This 768 sf 1br/1ba condo has maintained the low price mark for Berryessa condominiums and townhouses since it sold for $350,000 in September, 2017.

S 2,036 sf 4br/3ba home in this complex sold for $1,400,000 in May, 2018 setting the high price mark for Berryessa condominiums and townhouses.
