Residential sales in the Alviso area of San Jose (MLS Area 7)

The graph above shows average sales price and sales price to list price ratio for sales in the Alviso area of San Jose in the last 12 months. Comparing this trend with 2017 reveals a quantum state change for the Alviso Market. Whereas in 2017 average sales prices exceeded $1,000,000 in only 2 months, they have exceeded that threshold all year except in February and July. This is not surprising given Alviso’s proximity to Apple, Google, and other tech giants. Demand-driven bidding reached heights similar to Sunnyvale in percentage before tapering off some as inventory increased in Spring. However, the trend has tailed off since May’s peak. Much like most of the County, increasing inventory county-wide has reduced over-bidding. Here we see bidding has come down from a peak near 23% over list to under 17% since May.

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

With the majority of Alviso homes selling in under 9 days, and all price categories averaging under 11 days on market, 6 days less than in 2017, buyers interesting in this area must remain in frequent contact with their agent.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. 

The graph presented here shows that bidding wars are prevalent in Alviso, driving prices dramatically higher. In 2017 the highest average sales-to-list-price ratios were about 111% in the $1.1M to $1.4M price bands. As seen here, every price band over the last 6 months has exceeded the 2017 maximums.

This 776 sf 1br/1ba condo that sold for $515,000 in October, 2017, holds the low price mark for Alviso area condominiums and townhouses sold int he period.

This 3br/2.5ba 1,961 square foot townhouse set the high mark for Alviso condominium and townhouse sales in the past 12 months when it sold $1,4888,000 in March, 2018​.
