Residential sales in the Alviso area of San Jose (MLS Area 7)

The graph above shows average sales price and sales price to list price ratio for sales in the Alviso area of San Jose in the last 12 months. Like most of Santa Clara County, Alviso average sale prices declined beginning in May 2018. By January, 2019, average prices had fallen a mind boggling 46%. This drop must be viewed with respect to the number of homes sold in each price band shown below: there are few enough homes sold in Alviso in the past 12 months that the average has more to do with which homes were sold than actual market averages. Average sale prices have climbed steadily since January, retracing almost 35% against last year’s decline. Again, this is as much a function of which houses have sold.

The histogram above shows the breakdown of Alviso sales over the past 12 months by price range. Here we see that the peak market share in Alviso has been the $600,000-$800,000 range, which drive the steep decline in average sale prices.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home. 

The majority of Alviso homes have been selling in 4 weeks or less.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. 

The graph presented here shows that bidding wars are prevalent in Alviso in the lowest and highest price points. Inbetween, sales average about 2.5% below list.
