Alum Rock is an up and coming neighborhood with improving schools and easy access to many of San Jose’s best features. From a commute perspective, it has easy access via 101 and 680/280 to much of Silicon Valley.

Alum Rock Real Estate Market

Alum Rock area real estate trends.

The graph above shows average sales price and sales price to list price ratio for sales across the Alum Rock area of San Jose over the past 12 months. From May 2017 to May 2018, Alum Rock average sales prices rose more than 23% compared to 30% for calendar-year 2017. This trend continued through June; but, in July, average prices took a step backwards, much like most of the county had been experiencing since May. This is accompanied by a decline in bidding from more than 10% above list in April to about 5% on average in July.

Last may, this histogram showed the overwhelming majority of the residences sold in Alum Rock during the prior 12 months were sold for under $800,000. Now that is a simple majority, and the vast majority of sales occurred in the $600,000 to $1,000,000 price bands, demonstrating continued escalation of prices.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. This histogram shows that across most price brackets up to $1.1M, Alum Rock homes are priced competitively so they do not linger on the market.

For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

For prices less than $1,400000, average time on market has declined to 4 weeks or less. Above $1,400,000, average time on market is generally, but not always less than the May average.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Much the current Silicon Valley Market is deliberately priced low to spark interest, often resulting in multiple offers driving the price up as evidenced by the ratios over 100%. Fierce competition is driving up prices below $1,480,000, particularly in the $1,200,000 to $1,400,000 band; while homes above $2M generally sell at or below list.

This 5,066 sf 4br/4ba home set the high mark for single family home sales in Alum Rock when it sold for $2,800,000 in September, 2017.​

Alum Rock Town Home and Condominium Sales over the past 12 months:

This 456 sf 1br/1ba Alum Rock condo set the low price mark for Alum Rock condominiums and townhouses when it sold for $301,000 in August, 2017.

This 1,622 sf condo that sold in April for $790,000 holds the high price mark for Alum Rock condominiums and townhouses in the past 12 months.
