What I like most about Alum Rock

Alum Rock is an up and coming neighborhood with improving schools and easy access to many of San Jose’s best features. From a commute perspective, it has easy access via 101 and 680/280 to much of Silicon Valley.

The graph above shows average sales price and sales price to list price ratio for sales across the Alum Rock area of San Jose over the past 12 months. Prices declined in the latter part of 2019 as normal leading into winter, then began climbing again, as normal, heading towards spring. Prices took a step back after the imposition of COVID-19 shelter-in-place rules, but are again rising. 

The average sales to list price ratio, denoted by the red line, shows continued strong demand in the Alum Rock area because even during COVID, buyers are paying over list price on average.

Here we see the predominant price range in the Alum Rock market spans from $600,000 to $1,000,000 comprising about 3/4 of sales in the area.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

While much of the Bay Area market is selling in 2-3 weeks, Alum Rock homes are staying on market slightly longer, save for the highest price bracket. This supports the strong demand for Alum Rock homes, particularly in the $600,000 to $800,000 price bracket where the most homes were sold and those sell in an average of 16 days or less.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Here we see that in all but two price brackes homes sell for over list. The dip at $1,000,000 to $1,200,000 suggests sellers are trying too hard to push the market up while the 98% mark at $1,800,000+ is still quite a strong position considering other areas in the Valley market.
