Alum Rock is an up and coming neighborhood with improving schools and easy access to many of San Jose’s best features. From a commute perspective, it has easy access via 101 and 680/280 to much of Silicon Valley.

Alum Rock Real Estate Market

Alum Rock area real estate trends.

The graph above shows average sales price and sales price to list price ratio for sales across the Alum Rock area of San Jose over the past 12 months. From May 2017 to May 2018, Alum Rock average sales prices rose more than 23% compared to 30% for calendar-year 2017. Since then, with some minor exceptions, Alum Rock prices have remained fairly stable on the average. Bidding had tailed off like in most of the County from a peak average of 10% above list to within 2% of list for the past several months.

Last may, this histogram showed the overwhelming majority of the residences sold in Alum Rock during the prior 12 months were sold for under $800,000, with nearly all sales occurring between $600,000 and $1,000,000.

The second rule of real estate after Location: Timing. Buyers and Sellers need to understand the time trends in the market. 

Sellers need to be aware of how long it might take to sell their home. Many variables affect this time, not the least of which is list price. For the buyers, it is important to understand how fast you have to move – not just in responding to a home you like, but in how frequently you need to check the market and how quickly you need to make arrangements to view the home.

For prices less than $1,400000, average time on market has held at around 4 weeks. Curiously, from $1,400,000 to $1,800,000 demand has kept average time on market to about 3 weeks or less.

Understanding Price is imperative both form the Seller’s and Buyer’s perspectives.

For the seller, pricing too high can be disastrous. Buyers will focus their attention on lower-priced listings first. So can pricing so low that buyers wonder what is wrong with the property.

Here we see that most price points below $1,200,000 sell above list price, with strong demand in the $1,000,000 to $1,200,000 price range pushing prices 4.7 to 6.2% above list. Most surprisingly is the 3.3% below list average for $1,200,000 to $1,400,000, suggesting a lack of demand and, perhaps, sellers hoping to push the market past 2018 peaks.
